Legal regulations are very specific in the respect of buying property in Portugal, and it is always advisable employ qualified professionals in any transaction; even though property prices may alter the principles remain the same, and just as important regardless of price! The one other factor that will influence the price and the successful sale of a property is that the vendor will decide the price of the property under the advise of an agent. 

For correct advise on both legal matters and pricing, it is wise to search exclusively for real estate agents that are qualified with a licence given by the Institute of Construction and Real Estate (InCI, I.P), and that have a registration specific to the qualifications they have obtained as a real estate agent, which guarantee that certain individuals in that real estate agency are also licenced to undertake their specific activity. It is not just the legal and pricing implications that need to be studied before acquiring an urban or rural property – there are other factors that you personally will need to consider.

    

It is currently the practice, that the vendor of a property pays the real estate agent a commission on the sale of the property, but where this percentage is not established, it can vary slightly from area to area.  Our costs regarding the acquisition and transfer of a property are generally supported by those that purchase.
